General Terms and Conditions B&B De Maasheggen (part of Paardenhoeve De Maasheggen)

Guest: The principal guest and any accompanying guests staying at the Bed & Breakfast

Applicability:
These General Terms and Conditions apply to all offers, reservations, agreements and stays relating to all accommodation and other facilities provided by B&B De Maasheggen.

General

1. The principal Guest must be at least 18 years of age, is responsible for his or her accompanying guests, must have a permanent place of residence or stay, and must carry valid identification.
2. Room rates are published on www.paardenhoevedemaasheggen.nl. Prices include VAT, bed linen, towels, made beds, water, electricity and final cleaning. Breakfast can be booked as an additional service. Prices exclude tourist tax.
3. Unfortunately, our B&B is not suitable for pets or children. Accommodation for a horse can be booked as an additional service.
4. Our rooms are suitable for a maximum occupancy of two persons.
5. Overnight stays by unregistered persons in the rooms are not permitted.
6. For the peace and comfort of other guests, no noise disturbance may be caused. Guests are requested to observe the quiet hours between 10:00 p.m. and 8:00 a.m.
7. We aim to provide our guests with a carefree stay. However, B&B De Maasheggen shall not be liable for loss, theft, accidents, personal injury, medical expenses or damage to property caused by personal negligence or by circumstances beyond our control.
8. Guests are expected to report any damage or missing items immediately. Any resulting costs shall be charged to the Guest.
9. Upon arrival, a key will be provided granting 24-hour access to the B&B, the room and the premises. In the event of loss of the key, a fee of €75 will be charged.
10. For the safety of persons, animals and property, cameras are installed in the B&B and on the premises for supervision purposes.
11. B&B De Maasheggen shall not be liable for disruptions in or around the accommodation, including but not limited to power failures, Wi-Fi outages, water supply issues or failures of technical installations.
12. Guests are expected to follow instructions issued by the Owner or Manager
13. All indoor areas and the entire outdoor premises of B&B De Maasheggen are non-smoking. If the fire alarm is activated due to smoking in the rooms or building, any call-out costs charged by the fire brigade shall be passed on to the Guest.
14. In the event of a breach of these General Terms and Conditions or inappropriate behaviour, the Owner or Manager reserves the right to refuse access to B&B De Maasheggen with immediate effect and/or terminate the stay, without prior notice, without stating reasons and without refund of accommodation costs.
15. In the event of a dispute, the Owner’s administration shall be decisive, unless the Guest proves otherwise.
16. Where Wi-Fi internet access is provided, Guests agree to use it fairly and lawfully. The internet access is intended for general use, such as browsing, email, messaging, social media and light video or music streaming. It is not intended or suitable for heavy streaming, online gaming or extensive downloading or uploading. Illegal use of the network is prohibited and will be reported to the local authorities.
17. Guests of B&B De Maasheggen are required to comply with the house rules and these General Terms and Conditions.
18. Our website and other communication channels are compiled with the utmost care. Nevertheless, discrepancies may exist between the information and/or photographs shown and the actual situation at the B&B at the time of the Guest’s visit. No rights may be derived from such discrepancies.

Reservation and Payment

1. The accommodation agreement may be concluded by telephone, email, via our website or via one of our connected booking channels.
2. Upon receipt of a reservation request, B&B De Maasheggen shall send a confirmation, subject to availability.
3. A reservation becomes final only after receipt of full payment. Payment amounts to 100% of the total booking amount.
4. Payment must be made immediately at the time of reservation.
5. If payment is not received in time or is not approved by the payment provider, the reservation request shall be cancelled. The Guest will be notified by email.
6. All stated prices are subject to errors or obvious pricing mistakes. In such cases, B&B De Maasheggen reserves the right to cancel the booking.
7. Any additional costs incurred during the stay must be settled upon check-out, either in cash or by debit card.

Cancellation

1. In the event of cancellation, the following conditions apply:
   1. Cancellation 30 days or more before the arrival date: 10% cancellation fee.
   2. Cancellation between 30 and 10 days before the arrival date: 50% cancellation fee.
   3. Cancellation 10 days or fewer before the arrival date, or no-show: 100% cancellation fee.
2. Deviations from the cancellation conditions may only be granted at the discretion of the Owner or Manager, for example in the event of emergencies.
3. To qualify for any refund, cancellation must be communicated immediately to the Owner by email or telephone.
4. Any agreed refund shall be transferred within two weeks.
5. No refund shall be granted in the event of early departure.
6. B&B De Maasheggen may terminate the reservation agreement solely in cases of force majeure, including but not limited to natural disasters, pandemics, government measures, extreme weather conditions, fire, death of the Owners or close family members, hospitalisation or unannounced sale of the property.
7. In such cases, the Owner or Manager shall offer the Guest an alternative as soon as possible.
8. If no alternative is available or the Guest does not accept the offered alternative, a full refund shall be made. Any additional costs resulting from the termination shall not be reimbursed.
9. Guests are advised to take out travel and/or cancellation insurance.

Arrival and Departure

1. On the day of arrival, the room is available from 4:00 p.m. Check-in is possible until 7:00 p.m.
2. During online check-in, the expected arrival time must be provided.
3. Arrival outside the stated times is only possible by prior arrangement.
4. On the day of departure, the room must be vacated by 10:00 a.m. to allow for cleaning.
